Your property.
Your market.
Your agent.

02 The app arrives

Sam Gajmer

Your property

What it is worth, and how that has moved.

03 What you get to see

Everything about your place,
in one thing you already carry.

You want to know what it is worth.

The appraised range, and the reasoning behind it.

You want to know what is happening nearby.

What sold on your street, for how much, how fast.

You see one you like.

Save it. It is there when you come back.

You have a question at ten at night.

Ask. You get an answer, not a callback.

04 Your property

Not an estimate for your suburb. A figure for your house.

The range, when it was done, when it is next due, and the reasoning written out — the comparable sales it was built on and what the market was doing at the time.

05 The difference

Anyone can give you
an estimate.

Property website$980,000 – $1,240,000Automated · area dataHas never been to your house
Valuation tool$1,020,000 – $1,180,000Automated · area dataHas never been to your house
Listing portal$935,000 – $1,195,000Automated · area dataHas never been to your house

Three tools. Three answers. A quarter of a million apart on the same house. Trade Me Property, OneRoof, realestate.co.nz — all genuinely useful for a rough idea, and all working from sales data and area information.

Not one of them has stood in your kitchen.

I have actually
seen your property.

  • The condition it is actually in
  • How it presents
  • Renovations and improvements
  • The layout, and how it lives
  • Position, aspect, street appeal
  • Land and building characteristics
  • What makes it different from the one next door
  • What comparable homes nearby actually sold for
  • Buyer demand right now

An appraisal is my professional opinion of likely selling price. It is not a registered valuation.

06 No pressure

Most people only hear from an agent
when the agent wants something.

You buy a house, and then nothing — until someone starts ringing to ask whether you have thought about selling. I did not want to be that, and I did not think it was much use to anybody.

So I built the thing I would want as a homeowner. Open it when you feel like it. Most weeks you will not need to, and that is exactly the point. When you do want to talk to someone about it, I am one tap away — and not before.

08 Questions

The ones people actually ask.

What is My Roof?

An app for homeowners who would like to keep an eye on what their property is worth and what is happening around it, without having to ring anyone to find out.

Who is it for?

Homeowners in Auckland who I have appraised, or would like me to. It is not a property search app for buyers, and it is not for everybody -- if you do not own a home there is nothing in it for you.

Is it free?

Yes. No subscription, no in-app purchases, nothing to buy. It is part of how I look after the people I work with.

Do I need to be buying or selling?

No, and most people using it are doing neither. Knowing what your place is worth is useful whether or not you plan to do anything about it -- for insurance, for a mortgage review, or just to know.

What can I see about my property?

The appraised value as a range, the reasoning behind it, and how it has moved since the last time I looked at it. Plus the details on file: bedrooms, land area, when it was built.

Can I browse listings?

Yes. Current listings, and you can save the ones you like to a watchlist so they are there when you come back.

What is Sam AI?

A way to ask a question and get an answer immediately rather than waiting on me. It only knows your own records and the notes I have written about the local market -- it does not read the internet and it does not guess. If it has not been told the answer, it says so and passes the question to me. It asks before you use it the first time, and you can turn it off.

Can I contact you through the app?

Yes, message me directly and I read every one myself. No call centre, no chatbot pretending to be me.

Will you constantly contact me?

No. The app exists so you can look things up without a conversation. I will send you an appraisal when it is ready and a market report when there is one worth reading -- and you can turn those emails off. Anything more than that is you getting in touch with me, not the other way around.

How is my information handled?

It is held securely and it is not sold or shared for anyone else’s marketing. You can see everything held about you, ask for it to be corrected, and delete your account from inside the app at any time. The full privacy statement is linked at the bottom of this page.
